Located adjacent to Parramatta Square and Parramatta Town Hall, the proposed development is well-located at the future heart of the Parramatta CBD. The development is one of the first DAs along Macquarie Street following the announcement of the Parramatta Light Rail.
The proposal involves construction of a thirteen-storey office building with ground floor retail premises and four levels of basement. The building is flanked at ground floor level by two through-site links providing direct pedestrian access from Macquarie Street to Parramatta Square.
City Plan managed the design competition for the site which involved three architectural firms. Following the selection of a suitable design, we provided extensive planning advice and prepared a DA to City of Parramatta Council. The approval of the Design Excellence Jury and the award of an additional 25% FSR hinged on our ability to mediate discussions between Transport for NSW and Council to achieve suitable and desirable vehicular access for the site. As a result, we worked hard to engage with Transport for NSW to ensure the proposed vehicular access to and from the site would accommodate the operating requirements of Parramatta Light Rail, whilst also achieving Council’s standards for urban design. The DA was recommended for approval by Council staff and was approved by Sydney Central City Planning Panel in July 2020.
