The project involves the construction of a thirteen storey commercial office building with ground floor retail premises in the Parramatta CBD.


The project is an outcome of a design excellence process which City Plan managed in February 2019. The winning entry, designed by Turner Studio, was subsequently developed and a DA for the proposal was submitted in October 2019. The proposal involves construction of a thirteen storey office building with ground floor retail premises and four levels of basement. The building is flanked at ground floor level by two through site links providing direct pedestrian access from Macquarie Street to Parramatta Square. The building has been designed to achieve excellent levels of sustainability and will have a 5 star Green Star Design and As-built rating.

Our Involvement

We provided extensive planning advice and prepared a DA to City of Parramatta Council. At pre-development application stage, we liaised closely with the design competition jury to ensure the proposal could achieve design excellence and be awarded 25% additional FSR. During the assessment process, we worked carefully with Transport for NSW to ensure the proposed vehicular access to and from the site would accommodate the operating requirements of Parramatta Light Rail. The DA was recommended for approval by Council staff and approved by Sydney Central City Planning Panel.
